Rental July

For a Minnesota state rental. Month to Month lease started Aug 1st and ends Aug 30th. Notice period is 60 days

My friend signed a house rental lease in Minnesota state. The lease start date is Aug 1st, 07 and lease end date is Aug 30th, 07. It is a month-to-month lease. However, the required notice period as per the lease is 60 days. My friend is planning to end the lease on Aug 30th, 07 itself due to a job change and relocation. Does he have to still give a 60 day notice in a situation like this? He signed the lease on July 30th, 2007. So it is not even possible to give a 60 day notice for a lease that only started 20 days ago. Any suggestions or comments?

that is an illegal lease agreement , the owner knows that the lease is month to month so there is no way the renter ( leasee) can give a 60 day notice , only a 30 day notice, i would ask the local city housing department about it and maybe have them look into the owners business a little, it sounds like a scam artist
